The short version
The three things that do not work on steel.
You have probably worked this out already. Batt means framing a stud wall first, so you are paying for a wall before you pay for any insulation. Fibreglass against cold steel gets wet, sags off, and gives mice somewhere to live. More venting just brings in more air to sweat with.
The reason is the steel itself. It goes as cold as the air outside almost instantly, and the warm air inside your building always carries some moisture. Where those two meet you get water. That is the film on the panels and the drip off the purlins.
Closed-cell foam goes on the steel, so there is no cold surface left for inside air to reach. At two inches and up the foam is the vapour barrier as well, which is why nothing else has to go in behind it.
One pass, one trade, and the sweating stops.
What we have sprayed, and what changes the job
About 20 metal buildings so far. The biggest one finished is 100 by 80. The smallest is 10 by 15. The biggest we have quoted is 200 by 200. There is no size the equipment cannot handle, so the question is scope and schedule, not whether it can be done.
What changes the job is how much foam goes on. That comes down to three things. How much area we are spraying, how thick it goes, and which parts of the building are in scope. The top two rows of wall and the gables is a different job from the full envelope, and we price them differently.
We measure the building, write the number down, and that number is the number on the invoice. Free quote contractors commonly come back 20 to 40 percent over what they first told you.

How long you lose the shop for
Three to four days on a 40 by 100, start to finish and including cleanup. It moves with how much foam is going on, so a smaller building is quicker.
The shop does not have to be empty, but it does have to be clear or close to it. Overspray travels and it does not come off. Whatever is left we cover and work around as we go, and we tell you what has to move when we measure.
Why it cannot wait until January
A metal building cannot be sprayed in winter unless there is heat in it. The steel has to be warm enough for the foam to react properly, and bare steel in January is not.
So the window closes right about when the problem shows up. The cold arrives, the panels start running, and that is the month the calls come in. If it is not booked before then it waits for spring, and that is another winter of it.
One exception. If your building is already heated and it still sweats, we can do that one any time of year.

When not to call us
We have turned down one metal job, and it had nothing to do with the building. The owner wanted it sprayed with the boats and the cars still inside. We said no. Overspray travels and it does not come off, and there is no version of that where somebody is not upset afterward. The building has to be clear, or close enough that we can cover what is left and move things as we go. If you cannot clear it this season, say so and we will book you when you can.
Frequently asked questions
- What R-value should I be looking for?
- It depends what you use the building for, so it is the wrong first question. Here is the part that matters. R-12 batt and R-12 foam sound like the same number and they do not perform the same, because the batt leaks air and the foam does not. Airtightness is the difference and the label never tells you about it. Most shops get two inches, which is R-11.4, and that is enough to stop the sweating. If you heat it and work in it all winter, more is worth it. We build up in two inch passes to four, six, or more depending on the use.
- Does spray foam actually work on a metal building?
- Yes, and it is the reason nothing else works the same way. The foam bonds straight to the steel, so there is no gap and no cold surface left for the inside air to touch. Everything else sits near the steel instead of on it, and that gap is where the trouble starts. A full seal ends the air movement, the moisture, and the condensation.
- Do I need to vent it?
- No, and that one surprises people. With spray foam there is nothing to vent, because there is no air moving through the assembly and no cold surface inside it. That is exactly why a foamed building does not sweat and does not grow mould. Venting is what you do when you have to manage moisture. Foam removes the moisture instead.
- How long will my shop be out of use?
- Three to four days on a 40 by 100, start to finish and including cleanup. It moves with how much foam is going on, so a smaller building is quicker and a bigger one takes longer. You get the schedule before you book, not after.
- Does the shop have to be empty?
- Not empty, but clear or close to it. Overspray travels and it does not come off. If there is not much in there we can cover it and work around it as we go. When we measure the building we will tell you exactly what has to move first.
- When can you come?
- Book before the cold. A metal building cannot be sprayed in winter unless there is heat in it, so the window closes right about when owners start noticing the condensation. If it is not booked by then it waits for spring. The exception is a building that is already heated and still sweats. We can do that one any time of year.
