The problem

The rebate is real money. Most developers leave it on the table.

The envelope decides three things on a Part 3 MURB. Whether you hit your Step Code target. Whether you capture the FortisBC CNC incentive at $2.50 per square foot. And whether your CMHC MLI Select financing earns the full 50 energy points.

Get the air barrier wrong and all three are at risk. On Park Edge Vernon the as-built blower door came in at 0.20 L/s/m² facade, among the best wood-frame MURB results on record in BC.

We get in before the envelope spec is locked. That is the most valuable position on the project.

The envelope advisory call

See where the rebates and the Step Code points actually are.

Most developers find out what the envelope could have saved them after the spec is locked. We get in before that. One call to map the rebates, the Step Code path, and the financing points your project qualifies for.

What you get
  • A full building performance review. We look at the envelope assembly, the air barrier strategy, and where the thermal bridges are hiding.

  • Step Code analysis. Where your project lands on TEDI and TEUI, and what it takes to move up a step.

  • Rebate eligibility check. FortisBC CNC pays $2.50 per square foot at a Step 4 declaration. We tell you what your project qualifies for and how to capture it.

  • A spec letter to your energy modeller. The assembly written down and sent to your modeller, so it is in the permit model instead of assumed from the drawings.

We get in before the envelope spec is locked. That is the most valuable position on any project.

How it works

Three steps. No runaround.

1

Book an envelope advisory call.

We review the assembly, the air barrier strategy, and where the project lands on Step Code before the spec is locked.

2

We map the rebates and the points.

FortisBC CNC eligibility, the Step Code path, and the CMHC MLI Select energy points your project qualifies for.

3

We send the spec letter and deliver.

The assembly goes to your energy modeller in writing, then we seal the building on schedule and never hold up another trade.

Straight talk

When not to hire us.

We will tell you straight when spray foam is not the right call. A single room of foam in a batt and poly house will not give you the airtightness benefit. The air just finds the next gap. When a smaller job makes more sense we will say so. That is the whole point of the free building assessment.

Frequently asked questions

Does FortisBC CNC really pay $2.50 per square foot?
Yes, at a Step 4 declaration on the BC Step Code Appendix B checklist. A Step 3 declaration earns zero from this capital incentive. Enrollment has to happen before above-ground construction begins, so the time to bring us in is before the envelope spec is locked.
How does BC Step Code connect to CMHC MLI Select?
BC Energy Step Code Step 3 maps to the maximum 50 energy efficiency points available under CMHC MLI Select. Step 4 is the same 50 points. Stack those with affordability or accessibility points to reach the 100-point premium discount tier.
What blower door result can closed-cell SPF deliver on a MURB?
On Park Edge Vernon the as-built infiltration came in at 0.20 L/s/m² facade, among the best wood-frame MURB results on record in BC. The tested blower door result feeds the as-built energy model directly, so airtightness this tight protects the whole model.
Do you work with our energy modeller?
Yes. We send a written spec letter to your energy modeller before the permit model is built, so the assembly is in the model instead of assumed from the drawings. The model is only as good as what the contractor tells the modeller.
